Estimating Approach

Our objective is to provide detailed information at the earliest stages of design to help maximize the value of your projects and allow you the time to focus on design and owner related issues.

We constantly improve and evolve the systems and data sources we use to enhance our services and keep our client budgets accurate to reflect the changes in the marketplace. Identifying scope on a project is the most critical element to cost. “Cost” goes beyond the design on paper of the project; we also look at the schedule, time of year, site conditions, phasing, bid market, location and even who the owner is. All of these factors have an impact on the “cost” of the project.

Johan Kemp Estimating and Consulting approaches every project by identifying everything that is not shown on the drawings. By working closely with clients and owners, Johan Kemp Estimating and Consulting assists to bring projects in line with budget concerns and design intent and analyzing alternate systems if need be.

We prepare every project from a “blank sheet”. By assuming that all projects types are the same is the surest way to bust a budget. This method may work to some degree for very early conceptual or preliminary budgeting, but even then, the factors stated above is still very important. We let each project stand on its own merit.

Pricing is equally important to understand. Labor rates, material pricing, fuel costs and commodity prices all impact pricing. Predicting future costs also needs an understanding of the local and national market trends. A good understanding of current bid market conditions coupled with cost knowledge (not just unit price knowledge) is invaluable to any project budget.
